The Next Big Innovation in Manufactured Housing Isn’t a Home. It’s How We Support the People Living in Them.

I spent years running a manufactured housing community, so I know what tends to fill a community manager's day.


It's the phone.


Resident questions about rent. Maintenance requests. Prospects calling about availability. Follow-ups that slip through the cracks because you're already dealing with something else.


In manufactured housing, where one manager can be responsible for a hundred home sites or more, that's not an edge case. That's the job.


And it creates a problem we've all seen. When the phone is ringing, something else isn't getting done. When a prospect calls while you're helping a resident, that prospect might not hear back until hours later. By then, they may have already called the next community.


Every missed call is a resident who feels ignored, or a future resident who moves on.


For years, a lot of the innovation in our industry has focused on the physical product: better homes, faster setups, smarter site plans. Those things matter. But I think there's another opportunity in front of us right now: making the experience of living in and buying a home in a community better.


That's where AI gets interesting.


Modern AI agents can answer resident calls, emails, and texts around the clock. A maintenance request that comes in at 9 p.m. on a Saturday doesn't have to sit until Monday. A prospect asking about a move-in-ready home can get an answer right away instead of leaving a voicemail. Even something as simple as a rent reminder can be handled quickly and consistently.


And this isn't theoretical for me. I've seen it firsthand.


One large MH operator we work with had a problem that will sound familiar to a lot of operators. The person managing the community was often also the person selling the homes. Leads would sit unanswered, and whenever a salesperson left, their pipeline would go quiet until someone new was hired.


They brought in an AI sales agent to handle the first response.


The numbers mattered, but the thing that really caught my attention was something much simpler. Prospects started showing up for tours asking for their agent by name. They thought she was a member of the sales team.


That's when you know something is working.


Not when the technology looks impressive in a demo. When the person on the other end stops thinking about the technology altogether.


That's how I think about AI in manufactured housing. It shouldn't be about replacing the people who run our communities. It should be about giving them some breathing room.


Give the manager time to walk the property. Talk to residents. Handle the problem that actually needs a human. Build relationships with the people who live there.


Let the AI handle the calls that come in while they're doing those things.


I've seen what happens when a community team is stretched too thin. I've also seen what happens when you take some of that volume off their plate.


The technology is here. The opportunity now is figuring out where it can actually make life better for the people running our communities and the people living in them.


That's a much more interesting future for manufactured housing than simply putting AI on a brochure.
